What does a real estate marketing agency do for a developer?
It builds awareness of the project and helps fill it: branding, project website, signage, online and traditional media advertising, photo and video, then inquiry follow-up through to signing. At Gamache Média, one team handles everything, from launch to the final unit.
Is marketing different for a rental project and a project for sale?
Yes. For rentals, the goal is visit requests and signed leases before delivery: up-to-date availability, room-by-room unit tours, inclusions and campaigns that follow pre-leasing. For sales, the cycle is longer: we build a buyer list, present the models, lots and prices, then follow up with leads until they reserve. Our projects cover both: Le Bétulas, Scola, Terrasse des Pionniers and Le Cirius for lease; Arborea, Canopée Développement and Prestige Terrebonne for sale.
Can you create the project’s name, logo and branding?
Yes. We created the branding for Le Bétulas, Scola, Terrasse des Pionniers, Le Cirius and Canopée Développement. The logo, colours and tone are then used everywhere: website, signage, ads and social media.
Do you need a separate website for each real estate project?
In most cases, yes. A dedicated website speaks to one buyer or tenant, ranks for the project name and its city, and is easy to measure. The developer’s website presents the company and all of its projects. That’s the approach we took with Groupe Grilli Samuel: a corporate website for the company and a website for each of its projects, including Arborea.
When should you start marketing a real estate project?
Ideally before construction starts. Launching a project website early lets you build a list of interested people, measure market interest and arrive at the pre-sales or pre-leasing launch with qualified leads. The full timeline is in our article on the 9 challenges of a new real estate project (in French).
Which regions do you work in?
Everywhere in Quebec. Our office is in Saint-Lambert, on Montreal’s South Shore, and our recent real estate projects are in Sainte-Julie, Terrebonne, Gatineau, Mont-Tremblant, Mont-Blanc, Sainte-Agathe-des-Monts and Val-David. Campaigns target the area where the project’s future tenants or buyers live.
Do you manage Google Ads and Meta campaigns for pre-sales and pre-leasing?
Yes. We build geo-targeted campaigns that follow the project’s phases: launch, open house, final units. We manage them for Le Cirius, Arborea and Canopée Développement, among others.
Do you advertise on radio and in newspapers?
Yes. Through our agreements with radio stations and newspapers, we can add regional media placements to the online campaign to reach people who aren’t looking for a home online yet.
Can you connect inquiries to our CRM?
Yes. The forms on our real estate websites can send every inquiry directly to the developer’s CRM, with its source: Google, Meta, organic search or AI. Calls can be tracked too. Your sales team knows where every lead comes from.
What does GEO change for a real estate project?
More and more people ask ChatGPT, Gemini or Perplexity directly where to find a new home or lot in a specific city. GEO, or AI search optimization, structures your website content so these tools can cite your project in their answers, in addition to Google.
How much does it cost to market a real estate project?
It depends on the scope: number of units, branding, website, languages, campaigns and media. We don’t sell one-size-fits-all packages: we start from your project, your sales or leasing schedule and your goals, then give you a clear quote after a first meeting. The advertising budget is separate from our fees.
